Bundanoon is where most of your guests will stay.
It's a thirty-five minute drive from our gate, and it's the closest village with real choice: a 1925 guest house, a refurbished pub, a five-star boutique hotel and a deep bench of houses, all within a short walk of each other.
That matters more than it sounds. Guests staying in one village means one bus route, one pick-up point, and nobody driving home in the dark on a dirt road.

Two properties out our way rather than in a village — the exception to everything just said. For the few who'd rather wake up near the gate than near the pub, and don't mind doing the driving.
The Orchard Farm

The only place on this list that isn't in a village: it's on Caoura Road, the same road as our gate. You get the house and the farm to yourselves — three bedrooms, one bathroom, views out to the mountains, and self check-in with a key safe for whoever arrives last. Worth knowing before you book: the coach runs from Bundanoon, so anyone staying here drives themselves, and it's one house, so it goes early and there's no second room to add if numbers grow.

A yurt with a separate shepherd's hut on seventy acres at Wingello, one village along from Tallong, with horses and dogs on the doorstep and a pine forest at the end of the drive. A queen bed in each, one and a half bathrooms, a wood-fired pizza oven and a barbecue on the veranda, and self check-in by key safe. Linen, towels and the makings of breakfast are all there. Read the detail before you place anyone here: four guests is a hard ceiling, the hut takes over-fifteens only, it isn't suitable for children under two, and they can't take guests' dogs. Like The Orchard Farm, it sits outside the coach run, so whoever stays here drives.

The Bundanoon Guest House

One of the last original guest houses in the village, built in 1925 and still holding on to the open fire and the wide front veranda. Fourteen en-suite rooms in the main house plus a two-bedroom cottage at the rear, with a continental breakfast included. We already partner with them for retreats, so say you're with Caoura Cliffs when you book.

The village pub, built in 1922 and properly refurbished, sitting on five acres two minutes' walk from the station and right on the edge of Morton National Park. Fifty-six rooms across en-suite and shared, plus a self-contained cottage. The most beds in one place, and where everyone tends to wash up on Sunday.

The luxury end of the village. Twenty-two rooms and twelve forest lodges, several with outdoor baths looking into the national park, plus a spa, a lap pool and a live-fire kitchen. Where parents and the wedding party usually end up.

Built around 1903 and set in established gardens on Railway Avenue, a short walk from the village shops, the cafés and the pub. Thirteen bedrooms, each with a double and a single, a commercial-style kitchen, and a dining room that seats all forty at once. Two connected living rooms with fireplaces, a pizza oven in the garden, and step-free entry through the hall. It's a quiet residential street, so it's somewhere to sleep the family rather than somewhere to keep the night going.

A dark, low, architectural house on manicured grounds in Exeter: six bedrooms, two separate living rooms and a timber table long enough to seat all twelve. There's a sauna, a home gym and a stone fire pit in the garden, plus a covered pavilion with an outdoor kitchen for the warmer nights. Small dogs by prior arrangement.

A renovated four-bedroom cottage on an established garden block, about ten minutes' walk from Bundanoon station. Cathedral ceilings over the kitchen and living area, a wood fire in one living room and a gas fire in the other, and an eight-seater spa sunk into the fire pit area of the garden.

An old weatherboard cottage on a fenced garden block of willows and fruit trees, within a walk of both the village and Bundanoon station. Four bedrooms (two queens, two doubles), two bathrooms, a separate lounge and dining room, and a combustion fire that does all the work on a winter night. A long undercover deck with a barbecue for the morning after, and keypad entry, so the late arrivals let themselves in.

Worth knowing
There's room for everyone, with one exception.
Bundanoon holds around two hundred and fifty beds across four addresses — more than twice a full wedding here — and they're all within a short walk of each other. Your hundred and twenty fit, and they fit in one village.
The exception is Brigadoon, the Highland gathering that fills Bundanoon for one Saturday each April: 3 April 2027, 1 April 2028 and 7 April 2029. We keep those weekends clear rather than have your guests competing with a festival for a bed.
Otherwise there's no race. Once your date is settled, ask one property to hold a block and point everyone at it — it's far easier than everyone booking separately, and it keeps the bus run simple.

Getting everyone home
One village, one bus.
Because the last four kilometres of Caoura Road are dirt and there's no phone-a-taxi out here, coaches are how guests get in and out. Keeping the guest list concentrated in Bundanoon means a single pick-up run and a single drop-off at the end of the night.
